Asphalt vs. Concrete Driveway
Trying to decide between an asphalt and a concrete driveway? Each type has its pros and cons.
Asphalt driveways tend to be more affordable than concrete, durable, and easy to maintain and repair. However, they don’t usually last as long as concrete driveways, can get really hot in the summer, and customization is limited.
Concrete driveways can last up to 50 years with proper care (about 20 years longer than asphalt), are easy to clean, stay cooler in the summer, are highly customizable, and are easy to maintain. However, they aren’t as easy to repair, installation can take longer than asphalt, and they are more expensive upfront.

Do I need a permit to replace an existing driveway?
If you are planning on ripping up your driveway and reinstalling it, you will most likely need a building permit. In Michigan, a permit is required for any and all work performed in the County road right-of-way including residential and commercial driveways, sidewalks and non-motorized pathways, landscaping, utilities, and oversized, overweight trucking.
How long does an asphalt driveway last?
Well-constructed asphalt driveways should last anywhere from 15 to 20 years in Michigan before needing to be replaced. And it can last even longer when properly maintained—30 years or more.
Can my concrete driveway be repaired?

What time of year is best to install a concrete driveway?
Because concrete requires certain conditions in order to set properly, early fall (typically around September) is usually the best time of year to install concrete in Michigan. The weather is typically dry, and while temperatures cool down at night, the warmer daytime temperatures allow plenty of time for the concrete to set properly. Extremely hot and cold temperatures can compromise the setting process, resulting in cracks or instability that won’t hold up over time. And while temperature alone might permit a spring installation, it’s hard to predict when it might rain (or even snow, as Michigan springs can be unpredictable.)
